[04.03.24] Bulk Industrial Real Estate has sold the property Jernholmen 49 outside Copenhagen to the listed property company Catena AB for DKK 420 million.
Bulk Industrial Real Estate has completely renovated and developed the property into a headquarter and warehouse for the global logistics company Scan Global Logistics A/S.
Bulk Industrial Real Estate bought the property in 2020 with, at the time, short contracts and vacant space as a rehabilitation project. The original building stock from 1981 has since been completely renovated and expanded with a fantastic head office for Scan Global Logistics A/S.
“Jernholmen 49 has been a very exciting project for us for three years where the goal was to develop the building for a solid tenant with a long-term perspective. The good sub-urban location also provided opportunities for a larger head office, which resulted in a complete renovation and expansion of the original offices in addition to the warehouse. Office buildings operations falls outside our core strategic business, which is to own dedicated properties within warehousing and logistics," says Nina Hage, Head of Bulk Industrial Real Estate.
Proven development
The complete renovation of the old buildings at Jernholmen resulted in Bulk Industrial Real Estate winning Hvidovre municipality's building design award in 2023 for its work on transforming the existing building stock into a modern and functional headquarter.
"The agreement with Catena AB frees up capital that Bulk Industrial Real Estate will use to develop and operate new sustainable warehousing and logistics buildings, which is our specialty," says Hage.
The property comprises 81,000 square meters of land with lettable area of approximately 32,000 square meters, of which the newly renovated and expanded office constitutes about 1/3 of the area.
